How Does Our Process Work?

In Real estate there’s so many different avenues someone can take and building a home is definitely one of my most frequent requests. So why isn’t everyone doing it? The answer is pretty simple. The 3 most popular loans out there when purchasing a home are Rural Development, FHA, and Conventional loans. The reason is that you can use an RD loan for ZERO money down, FHA loan for as little as 3.5% down, and Conventional with 3 or 5%. The problem is those loan types with little to no money down are only for existing homes only. Getting a construction loan to build your dream home in the Lafayette,LA area could be 10%-20% down BEFORE you even start building. That’s just to access the funds to start the process. I’ve created a way my clients can build the home they want using whichever loan product fits their needs the best. I’ve partnered with a local builder with over 20 years of experience building and developing all in and around the Lafayette,LA area.

How It Works

  • Step 1. Get your finances together so we can see what you are comfortable paying for a home.  My wife is a mortgage lender and can help you there if you don’t already have a lender.

  • Step 2.  Once we get your pre-approval amount we can begin finding plans that you like. I’ll help in giving you an idea of what plans fit your budget and you’ll also be able to see the plans I have available.

  • Step 3. Once you pick a plan I’ll send it to my builder to quote the plan and make sure it fits your budget.

  • Step 4. Once we get the building quote back that will give us an approximate amount I can purchase the land for in the area you are hoping to be in!

  • Step 5. After I purchase the land it’s time to begin the building process :)

  • Step 6. You get with our interior designer to make selections that fit your budget. Colors, counter tops, floors etc.

  • Step 7. Once the home is complete you will use your preferred loan product to purchase the home back from me.

What Does It Cost?

After reading these steps above you are probably thinking ” how much does all this cost me”? The answer is NOTHING! I pay for the plans, the land, and to build the home. Once the home is complete you buy the home back from me at the amount you were comfortable paying in the beginning using whichever loan product fits your needs the best!! You are there every step of the way!  So as you can see, the results are that you got to build a semi custom home without having to spend any money upfront!!
